HB 24-1098 (effective August 7, 2024) significantly restructured Colorado eviction and termination law: increased nonpayment notice from 3 to 10 days, extended month-to-month termination notice for long-term tenants to 91 days, and added just-cause eviction requirements for tenancies of 1 year or more. This is a major recent change — operators must verify they are using updated forms.
