These Terms of Service ("Terms") govern your use of plexd.app(the "Site"), which provides free calculators, comparison guides, and state-by- state landlord-tenant law references. By using the Site you agree to these Terms.

1. Not professional advice

The content on Plexd is not legal, tax, financial, accounting, or investment advice. Our calculators are simplified models intended as educational aids and starting points. They use general assumptions that may not fit your specific situation. Real estate, tax, and landlord-tenant law are highly fact-specific and frequently change. 2. Calculator outputs

Calculator results are projections based on the inputs you provide and the simplifying assumptions embedded in each tool. Outputs are not guarantees, predictions, or recommendations. Real deals depend on factors not modeled here including but not limited to: market conditions, financing terms, vacancy, capex, regulatory environment, tax position, and personal circumstances.

3. Acceptable use

You may use Plexd for any lawful purpose, including personal research, deal underwriting, and sharing tools with colleagues. You may not:

  • Scrape, mirror, or republish substantial portions of the Site without written permission
  • Attempt to interfere with the Site's operation, security, or other users' access
  • Use the Site to engage in unlawful activity
  • Strip attribution from content you reference in your own work

4. Intellectual property

The Site, including its text, calculator logic, comparison content, design, and code, is owned by Plexd and protected by copyright and other intellectual property laws. State law citations and statutory references are public-domain government works. You're welcome to cite our content with a link back; you're not welcome to republish it wholesale.

The Site links to third-party websites (state legislature pages, IRS resources, secondary legal sources, related tools). We don't control those sites and aren't responsible for their content, accuracy, or privacy practices.

In jurisdictions that do not allow the exclusion of certain warranties or liability, our liability is limited to the fullest extent permitted by law.

9. Governing law

These Terms are governed by the laws of the State of New York, without regard to its conflict-of-law principles. Disputes will be resolved in the state or federal courts located in New York County, New York.
